Should You Use Zillow Showcase (a.k.a. ShowingTime+) for Your Listings?

 
 

In 2025, we’ve seen a big uptick in agents asking if we offer media for Zillow Showcase—sometimes called Zillow Spotlight or ShowingTime+. The short answer is yes, we do. And we’re seeing more agents across Southern Oregon take advantage of it.

If you’re trying to decide whether it’s the right move for your listings, here’s what you should know.

What Is Zillow Showcase?

Zillow Showcase is Zillow’s upgraded listing format. It’s built around their Zillow 3D Home virtual tour, plus an interactive floor plan and your professional photos. The goal is to give potential buyers a better feel for the layout and features of a home—before they even schedule a showing.

When you use Showcase, your listing shows up differently on Zillow. It looks cleaner, loads faster, and highlights your media more prominently. You’ll need to work with an approved media provider (like us) to capture and upload everything correctly. That includes giving Zillow broader usage rights than standard media packages allow, which is why we have to shoot it ourselves.

Why It’s Becoming More Popular

There are two main reasons agents are adding Showcase to their listings:

1. More competition = more pressure to stand out

In a shifting market, you don’t want buyers to scroll past your listing just because the photos don’t load fast or the tour doesn’t show the layout clearly. Showcase helps listings get more attention—especially online.

2. Zillow says it gets results

Zillow claims Showcase listings receive:

  • 79% more page views

  • 76% more saves

  • 91% more shares

  • And even sell for slightly more on average

We can’t promise those numbers ourselves, but that’s what Zillow reports on their end.

But It’s Not for Everyone

There are a few things to think about before you jump in.

  • It’s not cheap.
    This is a premium add-on. Depending on your marketing strategy and budget, it might not be the most efficient way to spend your money.

  • The 3D quality isn’t as good as Matterport.
    If you’ve worked with us before, you know we also offer Matterport virtual tours, which are sharper and more interactive. Zillow’s tours are decent—but not on the same level. If you’re focused on luxury or new construction, we might recommend Matterport instead.

  • It could get crowded.
    As more agents jump on board, the “wow” factor of Showcase could wear off. That doesn’t mean it won’t work—but like any marketing tool, early adopters often get the biggest return.

How It Works (Simple Version)

  1. You sign up with Zillow.
    You’ll get a rep to walk you through it. It’s usually a monthly commitment with one Showcase listing included.

  2. We shoot the property.
    Once you’ve assigned us as your media provider (use chris@wearewhetstone.com), we’ll handle both the photography and the Zillow 3D Home tour.

  3. We upload it all.
    After you get your normal MLS-ready files from us, we’ll do a second upload directly to Zillow’s system for your Showcase listing.

If you’ve already listed the property with us before and want to upgrade it, we can come back out just for the 3D tour and re-upload the original photos.

FAQs

Can I use the same media from my MLS listing for Zillow Showcase?

Yes—but we need to upload it through Zillow’s platform. Even if we already delivered your photos and tour, Zillow requires us to upload them directly as your media provider. That’s why we handle that part ourselves and can’t reuse media from other photographers or older listings.

Do I need to use Zillow Showcase on every listing?

Not at all. Some agents use it only for high-end homes or listings that need more exposure. Others save it for competitive situations—like trying to win a listing or build momentum in a specific neighborhood. You can use it strategically, based on your goals.

Can I use the Zillow 3D Home Virtual Tour on the MLS?

Yes—we provide a separate MLS-friendly link. After we complete your tour, you'll get a version that’s safe to use in your MLS listing. You can include it just like you would a Matterport tour.

What If Your Listing Has an ADU or Multiple Buildings?

We handle those all the time. Depending on what you need—just a tour, full Showcase, or something custom—we’ll walk you through it. These projects take a little more coordination, but we’re happy to help.
